While this is great news, January delivered a big drop in the average sales price and an increase in Days On Market (see Quick Facts).
It is also important to note that sales volume is down considerably compared to this time last year. And the inventory shortages that have defined the past few years are still present in the price ranges with the most demand.
Sellers who need to sell or make a move should do so quickly to maximize their sales price. Buyers who need to buy soon should act quickly to avoid possible interest rate increases. Buyers with less urgency may benefit from waiting for a market correction and better deals.
